Industrial to retail (Adaptive reuse)

Chatham Market

Chicago, IL

  • 50-acre, 1.1 million-square-foot former steel mill on the south side of Chicago
  • Redeveloped as a 400,000-square-foot shopping center anchored by Wal-Mart and Lowe’s
  • Extraordinarily complex development involving several governmental agencies, including the Illinois Environmental Protection Agency and Chicago Department of Transportation, as well as the issuance of TIF bonds

Costco Wholesale

North Riverside, IL

  • Redevelopment of a 308,000-square-foot warehouse on 19 acres for retail use
  • Acquired the property with more than five years remaining on the lease
  • Resolved entitlement issues and secured municipal financing during the last year of the lease
  • Costco Wholesale opened in less than 11 months after the industrial lease expired
  • Four out parcels developed the following year, including Famous Dave’s BBQ, Red Robin, AAA Autocare and an 8,000-square-foot multi-tenant building


Cowan Industrial Park

Nashville, TN

  • One of several successful investments in Nashville since 2000, tapping into one of the premier growth markets in the country
  • Monroe owns 700,000 square feet of industrial buildings on 60 acres along the Cumberland River, just north of downtown Nashville
  • Tenant retention and constant improvement have been hallmarks of this project, which was in disrepair and financial disarray upon acquisition
  • This strategic property is now being prepared for high-density mixed-use redevelopment


Cambridge Manor

Milwaukee, WI

  • 40-unit apartment building on the east side of Milwaukee acquired out of receivership
  • Core building work included parapet restoration, window replacement, refurbished common areas, new and enhanced electrical service, cable and Internet access, and renovated laundry and storage facilities
  • Unit renovations included new kitchens and bathrooms, floor repair, electrical distribution, paint, and new fixtures


2315 Sanders Road

Northbrook, IL

  • 70,000-square-foot office building occupied by a single tenant, acquired with four years remaining on the lease and situated on approximately 9.5 acres in the northwest quadrant of the interchange at Interstate 294 and Willow Road
  • Significant potential for more intensive development, which provides multiple exit opportunities
  • The firm purchased the property at a very high yield, without debt and at a price that reflects simple land value
